*Buyer shall be responsible for all expenses required to close out the
transaction to include survey by Summey Engineering Associates,
PLLC, Surveyor, and County planning review fees, pro-rated taxes
and attorney’s fees.
If all Lots are bought by a Single Buyer, the total for new boundary
survey, subdividing into 3 Lots as shown on preliminary map,
flagging subdivision lines, locating driveway to show easement, and
providing map for recording is $7500.
IF Lots are bought by separate buyers it will be $2500 estimated per
lot to survey. This price does NOT include any septic locating or
easements….done by hourly rate.

 

Terms on Real Estate: At the end of the auction, the Successful Bidder will sign a real estate sales contract by July 10 th, 2024 5:00 PM and pay a Non-Refundable 10% deposit (Deposit to be paid by 5:00 pm on July 10th, 2024 by bank wire, or certified funds)with the balance due at closing or by 45 days from date of closing of auction. A 11% buyer's premium will be added to the bid price to become the contract purchase price.

Inspections are welcome and must be done prior to auction. The high bidder's credit card may be immediately charged $2500 after the auction, but refunded when deposit is made. TERMS OF REAL ESTATE Although there is no obligation to bid, all prospective buyers must register in order to bid at the Auction. Example: You bid $100,000; your final contract purchase price will be $111,000. All checks will be written to Rogers Auctioneers, Inc. trust account. If closing does not take place within the 45 day allotted time, the auctioneer, in addition to all other remedies allowed by law, may retain all monies received as deposit or otherwise, as liquidated damages.
