Auction Terms
Registration to Bid: Begins 1 hour prior and up to Auction time.
Terms on Real Estate: 10% down at the auction, balance due in 30 days.
Although there is no obligation to bid, all prospective buyers must register in order to bid at the auction with valid State Issued Identification. A bid deposit of $5,000 will be required at registration and will be refunded at the close of the auction or applied to the earnest money deposit. The bid deposit will be in the form of a certified or cashiers check made payable to the bidder. At the end of the auction, the Successful Bidder will submit the difference (if any) of the non-refundable earnest money deposit in the form of cash, cashier’s check, company or personal check; sign a real estate sales contract with the balance due at closing not to exceed 30 days from date of auction. A 10% buyer’s premium will be added to the bid price to become the contract purchase price.
Example: If you bid $50,000 you’re contract price will be $55,000, and your deposit will be $5,500 of which $5,000 will be covered by your initial cashier’s check (which you sign over to the auction firm at signing of contract) and the additional $500 can be paid with cash or check.
Bidding is not conditional upon financing so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

Agency Disclosure: In all transactions, the Auctioneer is acting as agent for the Seller.
