TERMS OF REAL ESTATE. Although there is no obligation to bid, all prospective buyers must register in order to bid at the Auction with valid state issued ID. At the end of the auction, the successful buyer will submit his or her non-refundable earnest money deposit in the amount of 10% of the final contract purchase price or $10,000.00 whichever is greater on the houses. On the lots the deposit required will be $750.00 or 15% whichever is greater. Payment can be made in the form of cash, cashier’s check, or certified funds. A personal or company check will only be accepted with a bank letter of credit or guarantee. Balance due at closing within 15 days after auction. A 10 Percent (10%) Buyers Premium will be added to the highest bid price to determine the final contract purchase price of the property **Your bidding is not conditional upon financing so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
